Understanding Asbestos and Its Risks
Asbestos is a group of naturally occurring minerals historically valued in construction for its strength, insulation properties, and fire resistance. There are two main categories of asbestos: serpentine and amphibole. The most common type, chrysotile, has been widely used in Ontario. Exposure to airborne asbestos fibers can cause serious health issues, including mesothelioma, lung cancer, and asbestosis. The health risks are heightened when asbestos-containing materials deteriorate or are disturbed, releasing fibers into the air.
Common Areas and Materials Containing Asbestos
Asbestos-containing materials (ACMs) can be found widely in various building types:
Residential Properties:
- Roofing shingles and felts
- Vinyl floor tiles and adhesives
- Vermiculite attic insulation
- Drywall joint compound
- Popcorn ceilings and textured paints
- Pipe and boiler insulation
- Cement sheets (siding and roofing)
- HVAC duct insulation
Schools and Institutional Buildings
- Sprayed-on fireproofing and acoustical plaster
- Acoustical ceiling tiles
- Vinyl flooring and adhesives
- HVAC duct insulation
- Pipe insulation
- Boiler insulation
- Drywall joint compounds
Commercial Properties
- Sprayed-on fireproofing
- Vinyl floor tiles and adhesives
- Acoustical tiles and plaster
- Pipe and boiler insulation
- Elevator brake shoes and other mechanical parts
- Roofing materials
- Cement pipes and sheets
Industrial Facilities
- Pipe and boiler insulation
- High-temperature gaskets and packings
- Refractory brick and mortar
- Thermal insulation on tanks and pipes
- Electrical insulation materials
- Sprayed insulation and coatings
- Roofing and siding materials

Classification of Asbestos Removal Types
Asbestos removal operations are classified into three types based on risk level and the nature of the materials involved:

Low Risk
Involves activities such as minor repairs or removals of non-friable asbestos-containing materials without significant disturbance. Examples include removing vinyl floor tiles without breaking or cutting.

Moderate Risk
Activities involving limited disturbance of friable materials or extensive removal of non-friable materials. Examples include removing ceiling tiles, pipe insulation using glove bags, or cutting non-friable asbestos cement products.

High Risk
Operations involving significant disturbance or removal of friable asbestos materials, requiring extensive containment and stringent safety measures. Examples include removing sprayed-on fireproofing, thermal insulation, and large-scale asbestos abatement in demolition projects.
Our Comprehensive Asbestos Removal Process
Our removal process at MSN Environmental is methodical and adheres strictly to regulatory standards, involving the following steps:
Inspection and Assessment
Comprehensive site inspection by certified professionals to identify ACMs, their locations, and conditions.
Containment and Preparation
Establishment of secure containment zones using polyethylene barriers, negative air pressure systems, and HEPA-filtered air filtration to prevent asbestos fiber spread.
Removal and Disposal
Carefully wetting and removing ACMs using specialized methods and tools to minimize airborne fiber release. ACMs are sealed in labeled containers and transported securely for disposal in compliance with environmental regulations.
Decontamination
Thorough decontamination procedures including cleaning of tools, equipment, workspaces, and personnel to ensure removal of all residual asbestos fibers.
Clearance Testing
Post-removal air quality testing conducted by independent certified professionals to ensure that the environment is safe and meets regulatory standards.
Commitment to Safety and Compliance
Safety is central to our operations at MSN Environmental. Our procedures strictly adhere to the Occupational Health and Safety Act (OHSA), Environmental Protection Act, and other relevant regulations outlined by the Ontario Ministry of Labour. All our asbestos abatement workers and supervisors are trained and certified according to Ontario Regulation 278/05 and equipped with appropriate personal protective equipment (PPE), including respiratory protection.
