What is UFFI?

Urea-Formaldehyde Foam Insulation (UFFI) is an expanding foam insulation that was commonly used in homes during the 1970s for energy efficiency. It was injected into wall cavities to improve thermal performance. However, by 1980, Health Canada banned the use of UFFI in residential buildings due to concerns over the release of formaldehyde gas — a known respiratory irritant and potential carcinogen.

Even though UFFI installation has been prohibited for decades, many older homes still contain this insulation. When disturbed or degraded, UFFI can contribute to poor indoor air quality and may pose health risks.

Why Should UFFI Be Removed?

While some studies suggest that aged UFFI off-gases less formaldehyde over time, its presence can still be a concern — especially when:

  • The foam has degraded due to moisture intrusion or poor installation

  • Renovations or wall penetrations disturb the insulation

  • Homeowners experience indoor air quality issues, including persistent odours or respiratory discomfort

  • Resale or insurance requirements mandate disclosure and abatement of hazardous materials

In many real estate transactions, the presence of UFFI must be disclosed, which may affect property value or complicate the sale. Removing UFFI improves indoor environmental quality and can help maintain property value and buyer confidence.

Mechanical Extraction

Our team carefully removes wall sections as required to access and extract the UFFI. Specialized vacuums and tools are used to minimize disruption and ensure safe handling.

Material Handling &

Disposal

Removed insulation and contaminated materials are packaged, labelled, and disposed of in accordance with Ontario environmental and waste management regulations.

Post-Removal Cleaning

& Air Testing

We perform thorough HEPA cleaning of the area and, where applicable, follow-up air testing to confirm safe formaldehyde levels.

Our Comprehensive UFFI Removal Process

At MSN Environmental, we offer a systematic, compliant, and safe approach to UFFI removal:

Inspection & Testing

We begin with a site inspection and, if necessary, perform Formaldehyde air sampling and wall cavity assessments using minimally invasive techniques.

Containment & Safety

Setup

We build a negative pressure containment zone using industry-standard barriers and HEPA filtration systems to prevent dust and airborne contaminants from spreading.

Regulatory Compliance

UFFI removal is not explicitly regulated under a single act, but all work is performed in accordance with:

  • Ontario’s Occupational Health and Safety Act (OHSA)

  • Regulation 278/05 (for related hazardous materials)

  • Environmental Protection Act (waste handling and disposal)

  • Health Canada and CMHC guidance on formaldehyde exposure
