What is UFFI?
Urea-Formaldehyde Foam Insulation (UFFI) is an expanding foam insulation that was commonly used in homes during the 1970s for energy efficiency. It was injected into wall cavities to improve thermal performance. However, by 1980, Health Canada banned the use of UFFI in residential buildings due to concerns over the release of formaldehyde gas — a known respiratory irritant and potential carcinogen.
Even though UFFI installation has been prohibited for decades, many older homes still contain this insulation. When disturbed or degraded, UFFI can contribute to poor indoor air quality and may pose health risks.
Why Should UFFI Be Removed?
While some studies suggest that aged UFFI off-gases less formaldehyde over time, its presence can still be a concern — especially when:
The foam has degraded due to moisture intrusion or poor installation
Renovations or wall penetrations disturb the insulation
Homeowners experience indoor air quality issues, including persistent odours or respiratory discomfort
